		<title>Get Credit Before You Need It</title>

		<content type="text/html" mode="escaped"><![CDATA[<br />It’s only a matter of time before your business will need money. Perhaps you will need to cover operating costs during a temporary slump. Perhaps you are bursting at the seams from a rapid growth spurt. Or perhaps you have decided to invest in a new computer network or expand your manufacturing capability. New and not always predictable reasons for needing to borrow cash will inevitably occur-but smart owners and managers should not wait till the last minute to explore financing options.<br /><br />WHAT IT MEANS: Finding capital to build and grow the business is one of the biggest challenges facing small-business owners. Limited access to capital in the first two years of a business’s life cycle is a major problem facing many new businesses. In addition, underestimating the need for capital and failing to understand the importance of getting access to capital are two of the most common mistakes made by new business owners. The savvy businessperson knows that securing capital is necessary to build and grow the business, and also knows that good credit makes securing capital easier. Establishing solid business credit takes time and effort, and it’s important to start early in the game.<br /><br />Before you proceed, make sure you have a strong business plan because it may well be required and reviewed in future lending situations. Also, understand the four Cs of credit evaluation: Capacity, your ability to repay the loan; Collateral, your assets that can be used to secure a loan, such as a building, equipment, or bank accounts; Conditions, your intentions for the loan and the external variables such as economic factors that can impact how the money lent will be used and repaid; and Character, your personal attributes, traits, abilities, and integrity, along with your education level and work experience.<br /><br />ACTION PLAN: Maintain a good relationship with your bank and with your banker. You should periodically review your fiscal condition and anticipated borrowing needs with him or her. Open a business credit-card account. It’s a quick and easy way to start building your business credit history. Finally, make sure to have “industrial strength” accounting systems in place-the kind that can easily help you track your sales and expenses and produce the kinds of reports that lenders want to see. Partnering with a local accounting firm could be very helpful in this regard.<br /><br />EVEN BETTER: Consider other potential sources for credit if needed. These could include a loan from friends or relatives, microloans from the SBA or other private organizations, a line of credit, or better credit terms from your current suppliers. If you’re about to launch a business of your own, you might want to obtain a home equity line of credit (or expand your current one), as your currently employed status will work to your advantage. <br />]]></content>

It is harder and harder to get on the air these days. We all know that-So when we do finally get on the air -we want to mention our product or book asmany times as we can. I understand.<br /><br />There is a quid pro quo- when you are a GUEST on someones airwaves.here is a great hint. Call the producer (or host) in advance and say you don&#039;t want to be a pushy pain in the butt guest-<br /><br />Ask if them can say your web site and your book or product and the beginning and the end of the interview. Then you don&#039;t have to. They will appreciate that you have worked it out up front and your interview will be fabulous<br />Try it- it will work... ]]></content>

		<content type="text/html" mode="escaped"><![CDATA[<br />Write down the five main points you want to cover.<br />List anecdotes, facts, or jokes that help you make each point effectively.<br /><br />Anticipate the questions interviewers are likely to ask and prepare answers that include your main points. It helps to study the host&#039;s prior-interviews to find his/her favorite questions and approaches so you&#039;ll know what to expect and how to respond.<br /><br />Keep answers and explanations simple. Complex information tends to lose or bore interviewers and audiences.<br />Never try to steal the limelight from the host or interviewer. Your job is to make them look good, while getting your main points across.<br /><br />Practice by having friends and family pretend they&#039;re the interviewer and question you.<br />When you practice, videotape yourself or stand in front of a mirror to observe your performance. Be conscious of your posture, facial expressions and gestures.<br /><br />Ask your interviewer to honestly appraise your performance.<br />When friends and family aren&#039;t available to help, interview yourself aloud.]]></content>

		<title>Interview with News Editor</title>

		<content type="text/html" mode="escaped"><![CDATA[An interview with one of the top radio producers in the country<br /><br />We asked Pat Brogan, news editor at WMAL-AM in Washington, DC what catches his attention what he feels about the publicist who calls constantly.<br /><br />Q: What do you like best about your job?<br />A: Meeting new people in all different aspects of jobs, and of life. You meet people who live on the streets, like the homeless, up to the President. My job is different every day.<br />Q: What&#039;s the most obnoxious thing a publicist can do?<br />A: Hands down, calling constantly. When a publicist calls and alerts you to fax or email, that&#039;s fine. But if they then ask you if they can call you back the morning of the event to recheck your interest, we always just say it won&#039;t make a difference (and it usually doesn&#039;t.) Also, when a publicist calls, gets a no, and says, &quot;Why not?&quot; It&#039;s usually because the topic doesn&#039;t fit the demographics of the station&#039;s listeners, and just leave it at that.<br />Q: What&#039;s the best thing a publicist can do?<br />A: Know whom my station is targeted to, and pitch topics that fit. Simply send a &quot;who, what, when, where, and how&quot; with contact information. Know whom you are calling and what they go for. Make the press release simple, and always keep it local for non-national media. Always be reachable by phone, blackberry, etc.<br />Q: What gets your attention in an email, looking at email?<br />A: Local author/businessman strikes it rich. Make it local, with an expert source on a newsy topic. Traffic news/experts are always welcome in the DC area.<br />Q: How long have you been in the business?<br />A: 12 years.<br />Q: How has the media changed?<br />A: Consolidation, hands down. There are fewer newsrooms, fewer people, ease of getting sound and pictures.<br />Q: Aside from celebrities, what type of guests are you looking for?<br />A: All types. Business owners, if there&#039;s a heavy storm, then roofing tree-trimming companies. Whoever I need to get a hold of, politicians especially, being in DC. People dealing with transportation, and MOS (man on the street) stories.]]></content>
